aroundtown Scientology Comes to Beverly Hills A mission of the Church of Scientology has moved to Charleville. By Ethan Bernard In contrast to the imposing edifice in Hollywood, the Church of Scientology has opened a smaller community-based mission at 9885 Charleville Blvd., next to the Friars' Club. Previously located on Wilshire and La Cienega, the mission will offer courses, conduct services, and offers free personality tests. Scientology was founded in the 1950s by science-fiction writer L. Ron Hubbard who passed away in 1986. It counts among its members such celebri- ties as John Travolta, Kirstie Alley, Tom Cruise, and Jenna Eifman. Information Director Jeff Kronen who has been involved with Scientology for over 20 years defines Scientoiogy as "knowing how to know." "Our goal is to impart some wisdom, allowing people to face the difficulties they might encounter during the week," he says. He adds that, "some come for the spiritual path while others come lor the resolution of personal problems." Some of the courses offered are designed to improve personal abilities, relationship management, and how to do are Buddhists, Christians, Jews, and Moslems who practice and benefit from the teachings of Scientology. In ,refuting the contention that Scientology is a cult, Kronen is adamant: "When there's a vacuum, then the rumor mills start. We didn't do enough market- ing and that's when the rumors started. Our goal is to impart some wisdom, allowing people to face the difficulties they might encounter during the week. -- Information Director Jeff Kronen better financially. These goals are accom- plished through what is known as the "technology"; these are specific steps people can take to realizing these goals. There are also classes for children where picture-books demonstrate the "technolo- gy" When asked why so many celebrities are attracted to the religion Kronen responds: "Their success depends on per- sonal abilities such as creating rapport and appearing dynamic. We can take them there." Kronen says that there is no dogma in Scientology. Therefore, people from other religions, or even atheists, can practice with them, although Scientology is a theistic religion. He says that there Now we're shouting from the rooftops. Cults hide: for us everything is out in the open." Kronen claims that Scicntology is .the fastest growing religion in the world with centers around the world. The two sets of headquarters are a large complex in Clearwater, Florida and the high-rise in Hollywood. Other agencies such as Narcanon, devoted to helping substance abusers, and H.E.L.P., the Hollywood Education and Literacy Project, use ele- ments of Scientoiogy teachings to accomplish their goals. ESTATE By Nydia Lavine and Denny Lyons When a real estate professional enters into an agreement with a seller, the fiduciary relationship of trust is the most important factor of agency. An agent acting in a fiduciary relationship is obligated to inform their principal of any material facts they discover in ref- erence to a real estate transaction. In an agency relationship, the real- tor has the authority to act only as authorized by his principal. The realtor is considered to be in violation of their fiduciary relationship if they exceed the authority given to the realtor by his principal. When a real estate broker performs activities in excess of the authority given to him by his principal, the misinformed individual could initiate a lawsuit against both the agent and the principal. The agent must also be fair and hon- est with a buyer whea he has a fiduciary relationship with the seller. Being fair and honest with a buyer means that the listing agent must disclose all known material facts to a prospective purchaser. This means any item or information, which affects the value of the subject property, can never be knowingly with- held or concealed from a prospective purchaser. The truth is, the agent has a fiduciary responsibility to disclose any findings to the buyer. When a real estate broker represents a seller, they have an obligation to the buyer to make a visual inspection of the property and must disclose all noticeable material facts. The California Association of Realtors considers "The Disclosure Regarding Real Estate Agency Relationship" in which the fiduciary duty of the agents are found, to be one of the most impor- tant forms we as realtors use. Both buyer and seller are required to sign this disclo- sure at the time of listing and upon an accepted offer to purchase.
